I'm Arianna Picciotti, a REALTOR® and Oklahoma Horse Property Specialist with SERV. Realty, helping buyers, sellers, and investors across the Oklahoma City metro find homes, acreage, and horse-friendly properties.
A little about my background
Before real estate, I built a career in accounting — a background that taught me to pay attention to the details, keep the numbers clear, and make sure the people I work with understand exactly where things stand at every step.
Today I bring that same care to helping people move. Whether it's a first home, a place with a little more land, an investment property, or a horse-friendly property, I start by listening. Your goals and your timeline lead the way — I'm here to guide the process and keep it honest.
I work throughout the Oklahoma City metropolitan area, from the city core to the smaller communities and open acreage around the metro.

Life with horses
A lifetime shaped by horses
Horses and ranch life have shaped more of my life than anything else I've done. With more than 20 years of equestrian experience — living on a ranch, doing the daily chores, riding, and competing — I'm at home around barns, pastures, and acreage.
Outside of real estate, I'm also an equine rehab practitioner with Advanced Equine Recovery, so working with horses is part of my daily life. It's that lived experience that informs my work as a Horse Property Specialist: I understand, firsthand, what makes a property genuinely work for an equestrian lifestyle — the routines, the space, and the little things that are easy to miss from a listing photo.
